A walk-in creeping above 41°F puts every case of product inside at risk, and in a busy Norfolk kitchen that can mean a lost night of sales. Ace Mechanical repairs walk-in coolers and freezers for restaurants, bars and cafés across Norfolk, from Downtown and Granby Street to Ghent and the NEON District. We find out why the box is warming up, give you one flat-rate price, and start only when you approve it.

Walk-in down? What to do in the next 30 minutes
Your first job is protecting the product. Our second is fixing the box.
- Check the thermometer and note the time. Virginia's food regulations require cold-held food at 41°F or below. If the cooler is above that, write down the reading and the time.
- Keep the door shut. Every opening lets warm kitchen air in. Make sure the door is fully closed and nothing is propping it.
- Check the breaker and the thermostat setting. Someone may have bumped the controller. If a breaker trips again after you reset it, stop resetting it and call us.
- Start moving sensitive product. Dairy, proteins and cut produce go first, to a reach-in or another box.
- Call (757) 495-7782. Tell us what the thermometer reads, whether the condensing unit is running, and whether you see ice on the evaporator. We'll give you a straight answer on arrival time.

Walk-in problems we repair
Walk-in problems rarely start with a dead compressor. They usually start with a dirty condenser coil, a torn door gasket, a drain line that froze, or a defrost timer that stopped cycling. We diagnose the whole system so you pay for the real fix.
Cooler not holding temperature
Thermometer above 41°F in the cooler or above 0°F in the freezer, or a condensing unit running nonstop or short-cycling. Common causes include a dirty condenser coil, failed condenser or evaporator fan motors, contactors and capacitors, pressure controls, or a refrigerant leak. We search for and repair leaks, then recover and recharge to the manufacturer's spec.
Iced-up evaporator or freezer
Ice building on the evaporator coil or the ceiling fans usually means moisture is getting in or the coil isn't defrosting. We check defrost heaters and terminations, defrost timers and electronic controllers, and the door. More on this: Walk-In Freezer Icing Up? Causes and Fixes
Door, gasket and frame heater problems
A door that doesn't seal, a sweating frame, or frost around the door edges lets warm, wet air into the box. We repair gaskets, sweeps, closers, hinges, door frame heaters, strip curtains and heated pressure relief ports.
Drain line problems
Water pooling on the floor or ice forming under the evaporator often points to a frozen or clogged condensate line or a failed drain line heater. Norfolk kitchens in older buildings, where drain lines are often aging and mechanical spaces are tight, see this a lot.
Condensing unit problems
Loud rattling, buzzing or grinding from the box or the roof, or a unit that hums but won't start. We work on rooftop and pad-mounted condensing units: compressors, condenser fan motors, contactors, capacitors and pressure controls.
How our walk-in service call works
- Protect your product. If the box is above safe temperature, we tell you right away so you can move product while we work.
- Diagnose the whole system. Box temperature, coil condition, airflow, refrigerant pressures and temperatures, defrost operation, and the door.
- Flat-rate price. We explain what failed and give you one price for the repair. It doesn't change if the job runs long, and work starts when you say go.
- Verify it's holding. We watch the box pull down before we leave and show you the reading.
Most walk-in repairs are done on the first visit because our trucks carry the common motors, controls and electrical parts. If a compressor or a specific part has to be ordered, we'll tell you the timeline and help you keep product cold in the meantime. Commercial diagnostic rates are quoted when you call. See how our pricing works.
Coolers, freezers, reach-ins, prep tables and ice machines
The walk-in is rarely the only cold equipment in the kitchen. We also repair reach-in coolers and freezers, sandwich and pizza prep tables, under-counter units and display cases (see commercial refrigeration), plus ice machines. We work on all major commercial brands, plus the walk-in boxes and condensing units behind them. For the Hampton Roads-wide overview, see walk-in coolers and freezers.
One vendor for the whole kitchen: the Kitchen Care Plan
A walk-in that won't hold temperature might be a refrigeration fault, a failed door heater, a clogged drain line icing the evaporator, or a rooftop unit that lets the kitchen get so hot it overworks the condensing unit. Separate contractors each see one piece of that. One team that services all of it finds the actual cause the first time.
That's the idea behind our Kitchen Care Plan: one team for refrigeration, the cook line, plumbing, gas and HVAC.
- Free walkthrough. We tour your kitchen with you, list every piece of equipment, and flag anything already close to failing.
- A written plan and a flat monthly rate. One schedule built around your equipment and hours, and one price for it.
- Scheduled visits. We clean condenser coils, check refrigerant temperatures, inspect door gaskets and drain lines, test gas connections and safeties, and check water temperatures at sinks and dish machines.
- Priority dispatch. Plan members go to the front of our dispatch list, and repairs are billed at plan rates on the same invoice, along with a written service log after every visit.
Most emergency walk-in calls in Hampton Roads come in during the hottest weeks of summer, when rooftop condensing units are working hardest. A coil cleaning and system check in spring prevents a lot of them.
Serving Norfolk restaurants and commercial kitchens
Norfolk has one of the busiest restaurant scenes in Hampton Roads, and many of its kitchens are in older buildings. Along Granby Street, in Ghent on Colley Avenue and 21st Street, and in the NEON District, walk-ins often share tight mechanical spaces with aging drain lines. We service walk-ins and reach-ins, cooking equipment, water heaters and booster heaters, and the rooftop units above the dining room.
We serve independent restaurants, bars, cafés, bakeries, school and church kitchens, and small groups with two to ten locations. Norfolk neighborhoods we cover include Downtown, Ghent, the NEON District, Colonial Place, Larchmont, Edgewater, Ocean View, East Beach, Wards Corner, Park Place, Riverview, Lafayette, Talbot Park, Norview and Fairmount Park. See everything we do on our Norfolk service area page.
Frequently asked questions
Why is my walk-in cooler not holding temperature?
The most common causes are a dirty condenser coil, a door that isn't sealing, failed fan motors, an iced evaporator, or a refrigerant leak. Keep the door shut, check the breaker and thermostat, and call us if it keeps climbing with the door closed.
What temperature should a walk-in cooler be?
Most operators keep walk-in coolers between 35°F and 38°F so food stays under Virginia's 41°F cold-holding limit even when the door opens a lot. Walk-in freezers are typically set between -10°F and 0°F.
Why is my walk-in freezer icing up?
Usually a torn door gasket or a door that doesn't close, a failed defrost heater or timer, a frozen drain line, or a door frame heater that stopped working. Each one lets moisture in or stops the coil from defrosting.
How fast can you get to a down walk-in in Norfolk?
Call (757) 495-7782 and we'll give you a straight answer on arrival time. Restaurant emergencies go to the top of our list, and Kitchen Care Plan members go first (more on emergency restaurant repair). We're open 7 days, 7 AM–8 PM; calls outside regular hours can carry an after-hours rate, which we tell you on the phone before we dispatch.
Do you also fix the cook line and plumbing?
Yes. We repair fryers, ranges and ovens, water heaters and booster heaters, drains, sinks and leaks, and rooftop units, so one call covers the hot side, cold side, pipes and air.
What is the Kitchen Care Plan?
It's our all-inclusive restaurant maintenance plan: one team for refrigeration, cooking equipment, plumbing, gas and HVAC, with scheduled preventive maintenance, priority dispatch, one invoice and a flat monthly rate. It starts with a free kitchen walkthrough.
